Do I need to stage my home, and is it worth it?
The word “staging” might generate nightmarish visions of moving out all your furniture and moving in new. Not the case! Because staged homes tend to sell faster and for more, my professional stager will usually make recommendations based on using what you already have.
How long does selling typically take?
From listing to closing, most sales run about 30–60 days depending on the market and your situation. I’ll set realistic expectations up front and keep you informed at every step.
What if my home sits on the market without selling?
A home that lingers almost always comes down to one of three things: price, condition, or exposure. I watch the numbers closely — showing activity, buyer feedback, and how the competition is moving — and we adjust strategically instead of just waiting it out. My job is to catch the issue early and fix it, so your home sells for the best price the market will bear.
How do I evaluate an offer — is it really just about the price?
Price matters, but the highest number isn’t always the strongest offer. I’ll help you weigh the financing (cash versus loan type and how solid the pre-approval is), the contingencies, the closing timeline, and how much of that price is likely to survive the inspection and appraisal. Sometimes a slightly lower, cleaner offer puts more in your pocket and closes with far less risk.
If the buyer’s inspection turns up issues, am I required to fix them?
In most cases, no — you’re generally not obligated to make repairs. After the inspection a buyer may request fixes, a credit, or a price adjustment, and from there it’s a negotiation. I’ll help you decide what’s reasonable to address, where a credit makes more sense than a repair, and where to hold firm — always with your bottom line in mind.
What can cause a deal to fall through after I accept an offer?
The usual culprits are a buyer’s financing falling apart, a low appraisal, inspection surprises, or the buyer’s own home not selling in time. The good news is that most of these are foreseeable. I vet buyers’ pre-approvals up front and stay ahead of every contingency and deadline, so we head problems off before they cost you the sale.
Can I sell my home while I still have a mortgage on it?
Absolutely — most sellers do. Your remaining loan balance is simply paid off from the sale proceeds at closing, and whatever is left after the payoff, commissions, and costs is yours. I’ll prepare a clear net sheet ahead of time so you know exactly what to expect to walk away with.
Will I owe capital gains tax when I sell?
Many homeowners owe nothing. If the home has been your primary residence, current tax rules let you exclude a large portion of the gain — up to $250,000 if you’re single or $500,000 if you’re married filing jointly — when you meet the requirements. Everyone’s situation is different, so I always recommend confirming the details with your tax professional, and I’m glad to coordinate with them.
