How much house can I actually afford — and who helps me figure that out?

The best first step is a short conversation with a trusted local lender, who looks at your income, debts, credit, and down payment to give you a real, pre-approved number. I’ll connect you with lenders I trust, then help you shop with confidence in a range that fits your life — not just the maximum a calculator says you qualify for.

Do I really need 20% down, or are there programs that require less?

You don’t need 20% down. Many buyers put down far less — conventional loans can start around 3–5%, FHA around 3.5%, and VA and USDA loans can require nothing down for those who qualify. Putting down less than 20% usually adds mortgage insurance, but it can also get you into a home sooner. I’ll make sure you understand the trade-offs before you decide.

Besides the down payment, what other costs should I budget for?

Plan for closing costs (typically a few percent of the price — lender fees, title, taxes, and prepaids), a home inspection, and moving expenses. Your earnest money deposit isn’t an extra cost — it’s applied toward your purchase at closing. I’ll give you a clear estimate up front so nothing at the closing table is a surprise.

What does a home inspection cover, and what if it turns up serious problems?

A general inspection reviews the home’s major systems and structure — roof, foundation, electrical, plumbing, and HVAC among them — so you know what you’re really buying. If something significant comes up, you generally have options: ask the seller to repair it, negotiate a credit or lower price, or, depending on your contingencies, walk away. I’ll help you tell the difference between a real red flag and normal wear for a home’s age.

How competitive is the market right now — should I expect to pay over asking?

It depends on the price range, the town, and the individual home — some listings sell at or below asking, while a well-priced home in a sought-after Clarkston or Lake Orion neighborhood can draw multiple offers. Rather than guess, I’ll show you what comparable homes are actually selling for right now, so your offer is competitive without overpaying.

What happens if the home doesn’t appraise for the price I offered?

If the appraisal comes in low, your lender will only finance up to the appraised value, which leaves a gap. From there we have choices: the seller can lower the price, you can cover the difference, we can meet in the middle, or — with an appraisal contingency — you can step away. I negotiate these situations regularly and will protect your position.

Can I get my earnest money back if I decide to walk away?

Often, yes — if you back out for a reason protected by a contingency in your contract, such as inspection, financing, or appraisal issues within the agreed timeframes. Walk away for a reason outside those protections and your deposit may be at risk. I’ll make sure you know exactly which protections you have before you sign anything.
